Repairs in Nevada
- The landlord's duty
- The landlord must keep the unit habitable at all times: waterproofing and weather protection, working plumbing, hot and cold running water, heating, electrical, trash containers and pickup, clean premises free of pests, safe floors, stairs and railings, and working air-conditioning, appliances and elevators if supplied. The landlord cannot charge you for repairs that are the landlord's duty, including home-warranty deductibles. NRS 118A.290.
- How to ask for repairs
- Give the landlord a written notice listing each problem and asking for repairs. The landlord has 14 days to fix it or make a best effort (48 hours, excluding weekends and holidays, for essential services like heat, water, electricity or a door lock). Keep a copy.
- Repair and deduct
- Yes, for smaller repairs. If the reasonable cost is less than $100 or one month's rent (whichever is greater), give written notice. If the landlord does not make a best effort to fix it within 14 days (sooner in an emergency), you may have the work done properly, give the landlord an itemized statement, and deduct the cost from rent. Limit: $100 or one month's rent (whichever is greater) in any 12 months. The landlord may require a named qualified repair company. NRS 118A.360. For no heat, air-conditioning, water, hot water, electricity, gas or a working door lock: after written notice and 48 hours (not counting weekends or holidays), you may buy the service and deduct it from rent, or move to comparable housing while rent stops (NRS 118A.380).
- Withholding rent
- Yes, with conditions. You must be current on rent when you give written notice. If the landlord does not fix a material habitability problem within 14 days, you may withhold rent without late fees until the landlord fixes it or tries in good faith. To use this as a defense to eviction, you must deposit the withheld rent into the justice court's escrow account. NRS 118A.355. For essential services, rent withholding is allowed after 48 hours (NRS 118A.380).

Landlord entry in Nevada
At least 24 hours' notice, and entry only at reasonable times during normal business hours, unless you agree to shorter notice or other hours for that visit. No notice is needed in an emergency. The landlord may not abuse the right of entry or use it to harass you. NRS 118A.330.
Retaliation in Nevada
The landlord may not end or refuse to renew your tenancy, raise rent, cut services, or sue or threaten to sue for possession because you complained in good faith to a code agency, to the landlord or police about a violation of the landlord-tenant law, joined a tenants' union, raised habitability in a court case, or complained about housing discrimination, or because you are a victim of domestic violence. You get the lockout remedies (actual damages plus up to $2,500) and a defense to eviction. The statute sets no presumption period. Exceptions include a termination 'with cause' and rent increases applied equally to all tenants. NRS 118A.510.
